For those interested in buying property here one should know, as a foreward and caveat, that Shiga Kogen has been notoriously averse to 'outsiders' both Japanese and foreign. Almost all of the land ownership rights are held by the community, an old village commune which means that most of the properties that do come available are on leased land. As with many other smaller Japan towns there is not a real estate 'market' persay, and much is done through word of mouth and relationships. Hence property sales outside the community and opportunities do become available but patience and cultural understanding is a must.

In general the Shiga Kogen area is not depressed like many other ski areas in Japan, in particular the smaller resorts that dot the country. Collectively it is one of the largest resorts in the world and there are still 1.5 million ski tickets sold here annually.
